Whether building a custom home, or purchasing a spec or track home; there is nothing quite like new construction! There are so many benefits to building your own new construction home (in lieu of resale property); here are a few to highlight:
If you opt for a custom-built home, the world is your oyster! You’ll generally work with an architect and builder to create a custom layout that perfectly suits your family’s living situation needs. If you’ve always dreamed of a gourmet chefs kitchen with double islands, it’s yours. If you’re considering pre-built new construction (think spec homes and track communities), chances are good the layout will lean to modern, with wide-open floor plans. Builders follow trends and generally design spaces that compliment what the modern buyer is looking for. Nowadays open-concept areas with “line of site” from the kitchen through the dining/living rooms is in demand and commonly found in new construction.
Even if you’re not opting for a custom home, you may be able to upgrade finishes from builder-grade materials if you connect with the builder before construction is completed. Builders generally design the homes as a blank canvas for buyers to make their own personal touches after purchase. However, sometimes you may be able to select finishing such as tile, flooring, paint etc. if you negotiate these terms early on in the construction phase. These add-ons will cost a bit more, so pick and chose which finishing touches are priority, and which you can add down the road.
“Smart” technology in homes is all the craze. Think full on automation controls for lighting, HVAC, surround sound, alarm systems etc. from the touch of a button! As manufacturers and vendors continue to innovate in their technology, so do builders. New appliances and home systems are more energy efficient than ever. Plus more efficient insulation and windows create buttoned up homes that are less expensive to heat and cool than older models. All of that translates into lower utility bills!
